We advise how to make the property legal for renting, find a suitable tenant, fully reference them, tick all legislation boxes, protect the deposit, produce an inventory and install them into your property with all relevant legal agreements in place. From thereon, the management, numerous legislation requirements, maintenance and rent collection is over to you.

  1. RENT COLLECT (considered high risk)

All of the above plus collection of the rent each month with no hidden fees. We coordinate annual legal certifications, produce monthly statements and property inspections with written reports. Any tenant eviction proceedings that are required are dealt with in-house at no extra charge.

  1. FULL MANAGEMENT (considered low risk)

All of the above plus dealing with maintenance issues (zero charge applied for each visit). We have negotiated favourable rates with preferred trades people which is passed onto our landlords. All works requested and reported are assessed; and any that are deemed required, tenant liability will be determined for cost. An insurance policy providing legal cover/court costs for tenant evictions and a 100% rent guarantee with no excess.

  1. LANDLORDS PROMISE (no risk)

EMBARQ officially become your tenant and pay you rent every month without fail, 12 months of the year . There are no void periods, set up costs, fees or management charges of any kind, just one predictable payment every single month.
